When you list your home with me, I’ll walk you through every step, answer all your questions, and keep things moving at the right pace—whether you need to list in two weeks or you’re just starting to think about it.
Here’s how it works (with realistic timing so you know what to expect):
1. Initial Meeting
We’ll start with a low-pressure, in-person or virtual meeting. I’ll learn about your home, your goals, and your timeline. I’ll also give you a quick overview of the current market so you know what’s happening in your neighborhood.
2. Walkthrough & Prep Plan (Within 1–3 Days of Our Meeting)
We’ll schedule a walkthrough so I can see your home in person. I’ll give you honest advice about what to fix, clean, declutter, or stage—and what you don’t need to worry about. I’ll also connect you with my go-to stagers, packers, or handyman services, depending on your needs.
3. Home Prep (Usually 1–2 Weeks, But Flexible)
This step is different for everyone. Some homes are photo-ready in a few days; others need a bit more prep time. If your home needs some decluttering or light updates, I’ll help you create a realistic timeline that fits your schedule and goals.
4. Photography, MLS, and Marketing Launch (3–5 Days)
Once your home is ready, we schedule professional photography and gather everything we need for your MLS listing and marketing. This usually takes a few days. Once the photos are back, your listing goes live and the fun begins.
5. Showings & Open Houses (First 1–2 Weeks After Going Live)
The first two weeks on market are crucial. I’ll manage all showings, gather feedback, and host open houses if that’s part of our plan. I’ll keep you in the loop every step of the way so you always know how things are going.
6. Receiving & Negotiating Offers (Often Within the First 7–14 Days)
Depending on the market, we may get offers right away or it could take a few weeks. I’ll help you evaluate and negotiate every offer so you can make the best decision, not just the best price. We’ll look at the full package—including contingencies, financing terms, closing timeline, and the buyer’s overall strength—to help determine which offer truly makes the most sense for you.
7. Under Contract to Closing (Typically 30–45 Days)
Once you accept an offer, we move into the contract phase. I’ll guide you through inspection, appraisal, attorney review, and any curveballs that may come up. You’ll never feel lost and I’ll be your point person the entire way through.
8. You Did It!
From that first meeting to closing day, the full process typically takes 6–8 weeks, depending on your home’s readiness and the buyer’s timeline. Whether you’re buying next or moving on to something new, I’ll help you wrap things up and transition smoothly.
